Last updated 5 October 2026. Draft for legal review. Siment is a product of NeeCustoms Ventures, Ghana.
Siment helps renters, landlords, agents and property companies in Ghana find homes, check listings, book viewings, agree terms and keep a record of the tenancy. Siment is a record-keeper and marketplace. It is not a party to any tenancy, it never holds anyone's money, and it does not decide disputes between users.
You need an account to book viewings, list property or sign agreements. Give your real name and keep your phone number up to date. One person, one account. You are responsible for what happens on your account. Renters, landlords and agents choose their account type; only landlords and agents can list property.
You may only list property you own or are authorised by the owner to let. Every listing is checked before it goes live: the landlord's Ghana Card, proof of ownership, and the name on the landlord's mobile money number. When an agent lists, the landlord must confirm the rent and fees with their own phone number. Rent, advance and fees must be true and complete. Agent commission is paid by the landlord, never the tenant.
A listing stays live for 90 days after it is checked and can then be renewed.
Siment charges these fees. All include VAT where it applies. They are paid before the service is given.
Siment does not take a share of rent. Payment processing is by Paystack; its charge is passed on at cost and shown before you pay. Fees are not refunded in cash, except when you were charged twice or by mistake. Where these terms promise a free rebooking, it is given as a Siment credit. See the Refund Policy.
Nothing is paid at the house. Hosts must not ask renters for viewing, transport or registration money. At the viewing the host gives the renter a check-in code, which proves both attended. If the host declines, cancels or does not come, the renter gets a free rebooking. If a renter misses viewings, in-person booking can be paused. Anyone accused of not attending can dispute it within 48 hours.
Siment provides a tenancy agreement template built from the confirmed listing. It is not legal advice; you may have a lawyer review it. Once both parties sign, it is locked. Siment prepares Rent Cards from the tenancy details. Issuing a Rent Card and registering the tenancy with the Rent Control Department remain the landlord's legal duties.
Badges such as “Checked” mean Siment checked the documents shown, on the date shown. They are not a legal guarantee about the property or the people involved. Badges cannot be bought. Ratings must be honest and are only possible after a real viewing or tenancy. Siment may hide ratings that contain insults or personal details.
Breaking these rules can lead to strikes. Three active strikes suspend an account for 30 days. You can appeal each strike once from your profile.
Siment works hard to check listings and keep good records, but landlords, agents and renters are responsible for their own dealings with each other. Siment is not liable for losses caused by another user, except where the law says otherwise.
These terms are governed by the laws of Ghana. Siment may update them and will show the date of the latest version here. Questions: simentghana@gmail.com. See also our Privacy Policy.
