Yes. Searching and reading listings is free and needs no account.
Before a listing goes live, Siment checks the landlord's Ghana Card, a document showing they own the property, and the name on the account they are paid into. If an agent listed it, the landlord also confirms the rent and fees from their own phone. The badge shows what was checked and when.
Book a viewing on the listing and pay the booking fee on Siment: GH₵50 in person or GH₵30 by video call. Nothing is paid at the house. At the viewing the host gives you a check-in code, which proves you both came. If the host declines, cancels or does not come, you rebook free.
No. On Siment the agent's commission is paid by the landlord. All fees you pay are shown on the listing before you book.
Ghana's Rent Act limits advance rent to six months. Listings asking for more show a note, and you can filter search to six months or less.
Siment prepares the agreement from the rent and fees the landlord confirmed. The landlord signs first. You then pay the Move-in Pack (GH₵150) and sign. The Pack covers the signed agreement, the condition report and your Rent Card.
Pay the landlord directly, or through Siment by mobile money or card where it is available. Through Siment, Paystack sends the advance straight to the landlord's account; Siment never holds rent, and your receipt proves what you paid.
The Move-in Record keeps everything about your tenancy in one place: the agreement you both signed, a room-by-room condition report with photos, and a timeline of what was paid and when. The Rent Card records the rent, advance and start date, and names the landlord.
Create a landlord account, add the property, then send it for checking with your Ghana Card and an ownership document. The listing and verification fee is GH₵250 and keeps the listing live for 90 days. Renewing costs GH₵100 for each further period.
Sign in with the phone number the agent gave. You will see the listing and can confirm the rent and fees, or say they are wrong. You can also take over the listing at any time; the records stay with you.
Add your mobile money or bank account on My Profile. When a renter pays through Siment, Paystack sends the money directly to that account. If you use an agent, their commission is taken from the advance and sent to them.
No. Every step works with only the landlord and the renter. Agents can join and are paid fairly when they bring a renter.
Agents add their REAC licence on their profile. When a renter they showed a property to moves in within three months and pays through Siment, the commission set by the landlord goes to the agent automatically, minus Siment's success fee of 20%.
GH₵1,500 once for setup and verification, then GH₵600 a month for up to 2 people, plus GH₵150 a month for each extra person. Paying for 12 months costs the same as 10.
Payments are processed by Paystack. You can pay by mobile money or card. Siment never sees or stores your card or mobile money PIN. Paystack's charge is shown before you pay.
See our Refund Policy. In short: fees pay for a service given right away, so they are not refunded in cash, but if you were charged by mistake or twice, you get your money back.
Use “Report” on the listing or tenancy. Siment checks reports and gives strikes for breaking the rules; three strikes suspend an account. Siment does not decide money disputes. Your Move-in Record gives you the proof you need, and serious disputes go to the Rent Control Department.
Your phone number is never shown publicly, and identity documents are seen only by Siment staff. Read the Privacy Policy.
